Four home prices. Four unfinished bills.

Our first source checks cover BC, Alberta, Ontario and Quebec. The next step is to price a legal place to live.

Updated:

These are seller listings and local rule checks. They are not approved projects, full quotes or a ranking of provinces. No savings total is ready.

Start with the full bill

We want small homes people can rent or buy. A low factory price is a start. It leaves big questions: land, permits, delivery, site work, safety checks and the loan.

These models differ in size, features and legal type. We cannot compare their prices as if they were the same home. Each one starts a local study.

Ownership belongs in the test

Trois-Rivières published a 2025 rule notice that bars a land split to give a detached extra home its own lot. That is a concrete lead for our ownership work. It is not a finding about all of Quebec or every form of shared ownership.

We will check the current rule and title options for a real site. A right to build and a right to sell a home on its own are two different things.

What we want to change

Give sound small homes a clear route to a site, a loan and, where suited, their own title. Keep fire, access and building safeguards. Remove costly steps only after checking what they do.

The first four leads

Listed prices checked on 13 October 2026. No chosen site, permit or loan is confirmed. An unknown cost is not zero.

BC: Nanaimo study

Mint Hartley

Factory-built home

From C$213,000

The model page says C$213,000 plus tax. It also shows C$199,900 elsewhere. The model list uses C$213,000. We need a dated quote to resolve this clash.

The path to a site

Nanaimo has a permit path for a small home behind a main home. We have not checked a site for this model.

Full move-in cost: unknown.

Alberta: Edmonton study

Teacup Ruby

Tiny home RV

C$175,000–195,000

The seller gives this range based on features. Tax and delivery are extra. An RV is a vehicle for trips; it is not proof of a legal year-round home.

The path to a site

Edmonton has rules for backyard homes. That does not mean this RV can use that path. We still need a site and a ruling on this model.

Full move-in cost: unknown.

Ontario: London study

Wildscape Cedar

Small factory-built unit

From $109,900; currency not stated

The seller lists this starting price. The page does not state the currency. Delivery and some site work cost extra. Treat this as a lead, not a quote.

The path to a site

London has a path for extra homes on a lot. Its page also flags a zoning appeal. We need current rules for a chosen lot before calling this buildable.

Full move-in cost: unknown.

Quebec: Trois-Rivières study

Minimaliste Mini 24

Small factory-built home

From C$122,500

This is the listed starting price. It is not a full site quote. We still need delivery, taxes, land, services and loan terms.

The path to a site

The city has a path for extra homes. Its size and lot rules still need to be checked for this model. A home that can be built is not always one that can be sold on its own.

Full move-in cost: unknown.

The numbers still missing

For each case: land, tax, delivery, permits, tests, foundations, hookups, loan fees and the cost of delays. We also need to know what the buyer owns and can sell.
