The factory needs cash. When does the loan pay?

A home loan needs to fit the way a home is built. Factory payments are a useful first test.

Updated:

We have checked published payment rules. We do not yet have matched loan offers or proof that a lender refused a sound project.

Two payment clocks

CMHC’s Prefab Plus page puts the advance for the unit’s cost at delivery. It also lists an earlier advance for land and site work. Those are not the same payment.

Wildscape lists a final 25% payment when the unit is complete, before delivery. The buyer needs to know which funds cover each step.

The gap to test

These pages suggest a cash timing problem worth checking. They do not prove that all lenders refuse factory payments. A bridge loan or another product may exist, with its own fees and risks.

For each offer, record the deposit, cash needed, draw dates, fees, rate and loan security. Compare homes, shops and mixed-use buildings.

Our ask

Lenders should publish a clear route for factory deposits and explain a no. If public backing is needed, state who bears losses and put a price on it first.
