What does a cheaper home really cost?

Follow the full price, loans and what the buyer owns.

Study plan; price survey not yet ready. This is a plan for research. It is not a finished study.

Our first findings

We checked four models and local rules in four provinces. Factory prices are not move-in prices. Sites, loans and full costs still need to be checked.

Follow the bill to move-in day

Compare local builds, Canadian factory homes, US factory homes and tiny homes. The first planned places are Nanaimo, Edmonton, London and Trois-Rivières. This small sample cannot give a price for all of Canada.

Check every step

  • The model, dated quote, safety mark and what its tests cover.
  • Import rules, taxes, transport type and delivery.
  • Land, zoning, title, foundation, water and power.
  • Checks for the building and its wiring, extra tests and the right to move in.
  • Cash up front, loan payments, fees and insurance.
  • What is owned: land, a condo, a movable home, a rented pad or a shared stake.

Compare like with like

State the size, features, place, date and kind of ownership. Keep quotes apart from guesses. Price both the current rules and the exact reform being tested.

A missing price is unknown. A home you cannot lawfully use is not a cheap option.

Count cash needed, monthly bills, delays, a secure stake and travel to daily needs. Count effects on nature and the public cost of tests, services and enforcement.
